Tilting of the concrete panels began last week on the Matan Companies' spec warehouse project on Cushing Road in Manassas, VA. The 13.56-acre parcel, situated in the heart of Prince William County's I-66 corridor and the County's Data Center Overlay District, was purchased by Matan in September 2019. Upon completion, the state-of-the-art 187,787 square foot Class A industrial building will feature 32' clear ceiling height, 40' x 40' column spacing, a 50' speed bay, and 120' truck court.
Delivery of the shell building is on track for completion in early September, with tenant improvements commencing as soon as June.
Strategically located directly adjacent to FedEx Ground's 175,000 square foot distribution hub, the site offers an unparalleled location with excellent proximity to I-66 and over 1,000 feet of frontage along Prince William Parkway.
"Developing real estate speculatively always comes with uncertainty, so keeping the process moving during the pandemic has come with added weight," said Brad Benna of the Matan Companies. "However, we are committed to, and confident in, the long game with Northern Virginia and the surrounding DC Metro Market and know that forging ahead is the right plan. With so many essential businesses relying on the versatility that high bay industrial product like ours offers, we think the timing might just be ideal to help fulfill a critical economic and community need."
